As buyer’s agents we receive our commission from the sellers – not our buyers. In fact, it costs you nothing to work with EZ Agents. We simply rebate you 50% of the commission that we receive from the sellers.

The Process

The BEST thing you can do is contact us before you start your home buying process. Unfortunately, if you have already signed a buyer’s agency agreement with another agent that has shown you the home you wish to purchase, we cannot represent you.
1 -Pre-approved. Speak to a mortgage lender.

Get pre-approved

Speak to a mortgage lender and get pre-approved. This will allow you to know exactly how much house you can afford, what your monthly payments will be, as well as what you need in savings to start the process.

Additionally you can confirm that your mortgage lender is able to work with our cash rebate model. If not, we are happy to recommend someone that can.

Nowadays almost all the information regarding homes for sale can be found online. We encourage you to use sites like Zillow, Trulia, or Realtor.com to find the homes you are interested in, based on your pre-approval. If you’d like, we can also set you up on a saved email search that will email you new homes as soon as they become available.

View the home

Most new listings will have an open house the first weekend or two. This is a great way to go and see homes at your own leisure.

If you are interested in a home that does not have an open house and is requiring you to schedule a showing, we can provide you a showing assistant at a fixed rate. Please note that working with EZ Agents requires you to pay for your own showing assistant. This is how we are able to keep our costs low and provide the commission split that we offer.

You may also try to contact the listing agent directly for a showing. However, please make sure that you have a signed buyer’s agency agreement with us prior to contacting any agents.

Please DO NOT contact other buyers’ agents off of sites like Zillow, Trulia, or Realtor.com to request a showing. If you have been working with an agent that is showing you homes, unfortunately we cannot work with you and offer our services. It is not our intention to solicit business from other agents or have them show you homes with no compensation for their time.

Once you have a home that you have decided you would like to put an in offer in on, please contact us immediately. We will run a pricing analysis for you, to determine what we think the home is worth in the current market in order to help determine a fair offer. We do this by finding comparable homes and running a full market analysis for the home you are purchasing.

Once your offer has been submitted and accepted your agent will guide you through the rest of the negotiations until closing.

6 - On the day of closing, you will receive a cash rebate

Upon successful closing, you will receive a cash rebate on your settlement statement of 50% of the buyers agency commission that we collect. ***

There is a required minimum of $5,000 to EZ Agents. If a home is not offering a buyers agency commission and is not willing to negotiate, unfortunately we are not able to represent you.
